Hartmann Real Estate is a boutique European real estate development and investment firm dedicated to high‑quality residential and mixed‑use projects in carefully selected markets across Europe. We focus on well‑located but under‑utilized assets, transforming them into architecturally refined properties where value is created through a clear strategic investment rationale, focused execution and clearly defined exit strategies for our equity partners.
We focus exclusively on real estate and commit our own capital alongside partners in projects where we can directly shape the outcome through design, capex and execution. Our work is grounded in operational fluency and first‑hand experience of how value is generated through the development of real estate, from concept and delivery to asset performance over time.
Every project is treated as both a product and a value‑creation plan: we design buildings for clearly identified demand and credible exit routes, aligning user needs, micro‑location and a robust investment thesis so that architectural quality, liveability and risk‑adjusted performance are built in from the start. Hartmann Real Estate operates as a full value‑chain platform with experience across planning, development, investment and commercial transactions.
Hartmann Real Estate was founded by Bruno Lara to combine a deep commitment to the built environment with a developer's execution experience and an institutional investment perspective. He has 15+ years of experience across the real estate value chain in the US and Europe, from planning and development to investment and commercial transactions, focused on residential and mixed‑use assets.
Bruno began his career in commercial architecture in Florida before moving into high‑end residential development in California, delivering bespoke single‑ and multi‑family projects in Santa Monica, Pacific Palisades and Malibu. He became highly skilled at steering negotiations on complex entitlement and approval processes with multiple local government authorities to secure the highest and best use for each asset. Running projects from concept through completion, he built an execution‑level understanding of how product design, construction quality and end‑user expectations translate into pricing power and risk control in luxury‑grade residential assets.
He later moved into value‑add residential investment and redevelopment, overseeing acquisitions, capex and execution for private investors, family offices and high‑net‑worth individuals and upgrading underperforming assets into higher‑yielding properties with defined exit strategies. He subsequently joined BNP Paribas Real Estate in Germany as Director International Investment, leading the International Investment team. Over five years he executed cross‑border mandates from global investors into the German commercial real estate market and advised on institutional transactions.
His academic background includes a Bachelor of Architecture from Florida Atlantic University in Fort Lauderdale, a Master in Real Estate Development from IE Business School in Madrid, and current MBA candidacy at London Business School in London and Dubai.
Hartmann Real Estate's approach brings together architectural practice, luxury residential development, value‑add investing and institutional transaction execution into a single, integrated way of sourcing, underwriting and delivering residential and mixed‑use projects.
We focus on opportunities where thoughtful design, active asset management, intelligent capital structuring and navigation of entitlement and approval processes can unlock value that is not yet reflected in pricing. That can mean repositioning or intensifying existing assets, solving planning or technical constraints, or bringing institutional discipline to smaller, more complex projects that fall below the radar of larger investors.
Across all projects, we aim to create assets that stand up to scrutiny in terms of design, function and performance. We focus on careful planning and well‑designed layouts, light, privacy and everyday usability, recognizing that it is the small architectural and specification decisions that ultimately convey quality. This is paired with robust, realistic capex planning and conservative assumptions on leasing, sales and exits, so that each project is grounded in both design intelligence and sound underwriting.
We place strong emphasis on process and counterparties: working with best‑in‑class local partners, consultants and operators; engaging constructively with municipalities and stakeholders; and communicating transparently with equity partners throughout the life of a project. The objective is to align interests, manage risk early and create the conditions for successful execution and flexible exit options across different investment horizons.
